The ski area Glacier 3000, in the heart of the Vaud Alps, offers all the pleasures of skiing. Three ski areas totaling 125 km of slopes and a snow park stretch up to 3,000 meters above sea level.

This plot, with a total area of 1'265 m², is ideally oriented south-west, thus enjoying optimal sunshine.

The area of assignment of this parcel is "cottage area". It is specified that it must be a dwelling in principal residence.

The neighboring land is a building plot of 1'410 m², also for sale (ref 12386). On the other hand, it is also possible to acquire the entire land, an area of 2'675 m², for a sale price of CHF 670'000.- (ref 12386T).

The accesses to these two plots are entirely separated and privative. The parcel, object of this file, has access via the Chemin de l'Etoile and the neighboring land via the Chemin des Cerisiers.

Parzelle 1

According to the communal regulation of construction concerning the "cottage area":

- Art. 15 / Definition
This zone is intended for housing, as well as for handicrafts, commerce, tourist activities and farming. Only chalet-style constructions as defined in art. 67, exclusively defined by their exterior architectural appearance and not involving a specific assignment, characterized by a limited number of dwellings, subject to sections 18 and 19.
Exceptions may be granted by the Municipality for agricultural dependencies.

- Art. 16 / Order
The non-contiguous order is obligatory.

- Art. 17 / Distance
The distance between the facades of a building and the limit of the neighboring property is 8 meters minimum.
Buildings may be built on the same parcel provided that a regulatory limit can be placed between them.
In areas subject to regulation of the cottage area, when the facade of a building is oblique to the property boundary, the regulatory distance is measured from the middle of the facade perpendicular to the boundary. At the nearest corner of the limit, the regulation distance can not be decreased by more than one meter (see appendix)

- Art. 18 / Minimum plot area
Any construction is prohibited on a parcel that does not have an area of at least 800 square meters.

- Art. 19 / Surface ratio
The built surface may not exceed 1/10 of the total area of the plot for the habitable parts, plus two dependencies as defined in Article 54.

- Art. 20 / Dimensions
Residential buildings must have a minimum area of 50 square meters.
The highest facade, measured at the top, can not exceed 10m50.
The height at the ridge, measured on the highest facade, can not exceed 75% of the length of this facade.

- Art. 21 / Length of façades
The length of the small facade must be at least half of the length of the large facade.
